Cookie Policy

Cookies are small text files that a website can store on your device. They can be used for things like remembering who you are while you use a website, keeping you signed in, or tracking your activity across websites for advertising.

Some cookies and similar storage are necessary for our website to work, and are used without asking for consent:

• Agent portal authentication: used by our private agent portal so that a signed-in member of staff stays logged in as they move between pages of that area. These are set only when a member of staff signs in, are not set for ordinary visitors browsing the public website, and are not used for advertising or behavioural tracking. They are provided by our authentication infrastructure (Supabase), and their exact names and duration are managed by that system rather than fixed by us, so we describe their purpose here rather than listing static names or durations that could change without notice.
• Your analytics choice: a first-party cookie named ehl_analytics_consent, set when you accept or reject analytics. It stores only the value “granted” or “denied” so that we can respect your choice and do not ask again on every page. It lasts for 6 months, after which we will ask again.

With your permission, we use Google Analytics 4, an analytics service provided by Google, to understand in aggregate how visitors use our website, for example which pages are visited and whether an enquiry or valuation request was successfully sent, so that we can improve the site.

Google Analytics is optional:

• it is not loaded, and sets no cookies, unless you choose “Accept analytics”
• if you choose “Reject analytics”, or make no choice, it is not loaded
• it is never used within our private agent portal
• the web addresses we report to it do not include search terms, such as a location or postcode you type into our property search
• we do not intentionally send it the names, email addresses, telephone numbers, messages or addresses you enter into our forms

If you accept analytics, Google Analytics sets these first-party cookies:

• _ga: used to distinguish one visitor’s browser from another. Expires after 2 years.
• _ga_<ID> (where <ID> identifies our Google Analytics property): used to keep track of the current visit (session). Expires after 2 years.

These are Google’s standard expiry periods, and are extended each time you visit while analytics is accepted.

This website does not intentionally enable:

• advertising or marketing cookies or pixels (for example a Meta/Facebook Pixel). Our Google Analytics set-up keeps Google’s advertising-related consent settings switched off, and disables Google Signals and ad personalisation, even when you accept analytics
• session-recording or heatmap tools (for example Hotjar or Microsoft Clarity)
• chat widgets, CAPTCHA/reCAPTCHA services, or embedded third-party video or map widgets

You can change your analytics choice at any time using “Cookie settings” in the footer of any page. If you previously accepted analytics and then reject it, we stop Google Analytics, remove its _ga and _ga_<ID> cookies from your browser where technically possible, and reload the page without it. Rejecting analytics does not affect any other part of the website.

You can also manage or block cookies through your browser settings. Blocking cookies entirely may prevent parts of the site that rely on them from working: for example, blocking the necessary authentication cookie would prevent our staff from signing in to the private agent portal, and blocking the analytics-choice cookie means we cannot remember your choice. It does not otherwise affect ordinary browsing of the public website.

If we introduce other non-essential cookies or similar technologies in the future, for example marketing tools, we will update this policy and put an appropriate consent mechanism in place before those technologies are used, in line with the law at the time.
