• advertising or marketing cookies or pixels (for example a Meta/Facebook Pixel)
• session-recording or heatmap tools (for example Hotjar or Microsoft Clarity)
• chat widgets, CAPTCHA/reCAPTCHA services, or embedded third-party video or map widgets

As a result, this website does not currently need a cookie-consent banner: it does not set any non-essential cookie that would require your consent under UK rules on cookies and similar technologies.

You can manage or block cookies through your browser settings. Blocking cookies entirely may prevent parts of the site that rely on them from working. In practice, for this website, that mainly means blocking the necessary authentication cookie would prevent our staff from being able to sign in to the private agent portal. It does not affect ordinary browsing of the public website.

If we introduce non-essential cookies or similar technologies in the future, for example analytics or marketing tools, we will update this policy and put an appropriate consent mechanism in place before those technologies are used, in line with the law at the time.
