FAQ

Questions, answered.

Common questions from landlords and tenants, grouped by topic. If you can’t find what you’re looking for, get in touch and we’ll help directly.

Landlords

On our services, fees and process.

What type of properties do you let?

We work with landlords letting flats, houses, studios, maisonettes and rooms across the UK, provided the property meets the standards needed to advertise it accurately.

How do I know which service is right for me?

It depends on how much you want to hand over. With Tenant-Find, we market the property, handle interest and viewings, and introduce a suitable tenant, then you take over the formal tenancy setup. With Let-Only, we take that further: formal referencing, Right to Rent checks and tenancy agreement preparation, before handing the tenancy back to you. With Property Management, that ongoing support continues after the tenant moves in. We're also happy to talk it through with you directly.

Where will my property be advertised?

Your property is marketed through the property portals and channels we use, alongside our own website. Enquiries are handled directly by Easy Home Lettings rather than passed between platforms.

Can I switch to a different level of service later?

Yes. If your circumstances change, we can discuss moving to a different level of service. Any change is agreed and confirmed in writing before it takes effect.

How do your landlord fees work?

Tenant-Find is 10 days' rent, Let-Only is 2 weeks' rent, and Property Management is 10% of gross monthly rent. We'll confirm the applicable fee clearly before you instruct us, and nothing is added later without agreement. View our landlord fees

What happens after I request a rental valuation?

We'll get in touch to talk through your property and what you're looking for, then confirm the right service and terms in writing before anything is agreed.

What is included in Let-Only?

Everything in Tenant-Find, plus formal tenant referencing, Right to Rent verification and preparation of the tenancy agreement, so the tenancy is properly set up, not just introduced.

Do I have to use Easy Home Lettings exclusively?

No. Our standard Tenant-Find agreement is non-exclusive: you're free to market the property yourself or instruct other agents at the same time. If a tenant we've introduced goes on to take the property, our fee remains payable under the agreement.

How quickly can my property be listed?

As soon as you've signed the agreement and sent over the property details and compliance documents, we get the listing live. There's no fixed queue, just what's needed to advertise it accurately.

How are tenants screened?

Every enquiry goes through preliminary screening before a viewing is arranged. Where your package includes Let-Only or Property Management, we also carry out formal referencing and Right to Rent checks before an applicant is put forward for your decision.

How do I list my property?

Get in touch through the enquiry form or by phone. We'll talk through your property, confirm the right service, and send over the paperwork.

Are you regulated?

Yes. Easy Home Lettings, a trading name of KLIX Ltd, is a member of the Property Redress Scheme (PRS056097), registered with the Information Commissioner's Office (ZC074856), and registered with TDS Custodial.

Tenants

On viewings, applications and getting in touch.

How do I arrange a viewing?

Open the property you're interested in and use the enquiry options on that page to ask a question or request a viewing, including a preferred date and time if you have one.

Is requesting a viewing a confirmed booking?

No. A viewing request is reviewed by the agent handling the property, who will confirm availability and get back to you.

What information might I need to provide?

Typically your name and contact details, and once you'd like to proceed, information needed for referencing and Right to Rent checks where applicable.

What are Right to Rent checks?

A legal requirement for landlords and agents in England to confirm a tenant's right to rent a property in the UK before a tenancy begins.

How do I apply for a property after viewing?

Let the agent handling the property know you'd like to proceed. They'll explain the next steps, including any checks or paperwork required.

Do I need to pay any fees?

Any payments required in connection with a tenancy will be explained clearly before you commit.

How are deposits handled?

Where a tenancy deposit is handled through Easy Home Lettings, the applicable protection arrangements will be explained as part of the tenancy setup.

Who do I contact about a property?

Each property listing shows the agent handling that property. You can also reach us on 020 4634 5514 for general questions.

What happens if a property is no longer available?

Listings are kept up to date. If a property you're interested in is no longer available, the agent can help you find similar options.

Property Management

On what's included and how it compares to Let-Only.

What is the difference between Let-Only and Property Management?

With Let-Only, we find the tenant and complete the agreed tenancy setup before ongoing management returns to you. With Property Management, we remain involved throughout the tenancy and handle the agreed ongoing administration and communication.

What can Property Management include?

Depending on the agreed service, this can include rent collection, tenancy administration, deposit administration, tenant communication, maintenance coordination and ongoing communication with you as the landlord.

Do I have to use Property Management?

No. Some landlords prefer to manage the tenancy themselves after the letting is complete. Our Tenant-Find, Let-Only and Property Management services are designed to give landlords different levels of support.

Who will be my point of contact?

You will have a clear point of contact at Easy Home Lettings for the property, with ongoing communication throughout the service.

Can I move from Let-Only to Property Management?

Speak to us about the property and what support you need. Where appropriate, we can discuss moving to an ongoing management arrangement.
